Offer Budget Calculator
Set a cash boundary before offer pressure starts
This calculator works backward from your available cash and the reserve you want to protect. It accounts for the modeled down payment, land transfer tax, selected closing costs and applicable insurance-tax cash so you can see a personal cash ceiling before negotiations get fast.
A cash ceiling is not the same as a comfortable monthly budget.
After setting the cash boundary, test the mortgage, property costs and household spending against your actual monthly income.
Quick answers before you send your scenario.
Should I offer the maximum number shown?
No. The result is a cash boundary only. Market value, comparable sales, property condition, appraisal risk, financing approval and negotiation strategy still need separate judgment.
What happens if my target down payment is below the legal minimum?
The calculator automatically uses the general minimum down payment for that modeled purchase price. The effective percentage shown in the results may therefore be higher than the percentage you entered.
Does a first-time buyer rebate increase the cash-based ceiling?
Potential Ontario and Toronto first-time buyer rebates can reduce modeled land transfer tax, which can free some cash. Actual eligibility must be confirmed for the transaction.
Check land transfer tax →Does the calculator include mortgage default insurance?
For an eligible modeled high-ratio purchase, the premium is treated as financed into the mortgage. Ontario sales tax on the premium is included as cash because it cannot be added to the mortgage.
CMHC insurance information →How much should I enter for other closing costs?
Use property- and transaction-specific estimates when possible. Federal consumer guidance says buyers should generally be prepared for upfront or closing costs of about 1.5% to 4% of the purchase price, but the mix varies.
Federal home-buying cost guidance →What else should I check before making an offer?
Confirm financing, deposit timing, property-specific risks, comparable sales, conditions, closing date and the actual cash your lawyer expects. Then decide whether the offer is both defensible and comfortable.
Have a property—or a move—in mind?
Bring the address, the numbers or the timing question. A focused 10-minute conversation can clarify the next step before you commit more time or money.
