What changed in Toronto in 2026?

For high-value residential properties containing one or two single-family residences, Toronto introduced higher graduated MLTT rates effective April 1, 2026. That makes it especially important to calculate tax using the current bracket structure rather than an old calculator or remembered rule.

First-time buyer rebates can reduce the tax.
Ontario’s maximum first-time homebuyer refund is $4,000. Toronto’s maximum first-time homebuyer rebate is $4,475. Eligibility is not based only on whether this is the first property you have purchased in Canada; ownership and spouse rules can reach beyond Canada.

Do foreign buyers have additional taxes?

Ontario’s Non-Resident Speculation Tax is 25% for applicable foreign entities and taxable trustees. Toronto also has a 10% Municipal Non-Resident Speculation Tax on certain residential purchases by foreign buyers.
