Rent vs buy questions

What costs are included on the buying side?

The modeled monthly ownership cost includes mortgage principal and interest plus the property tax, condo fee, insurance/utilities and maintenance reserve you enter.

Why should I change the appreciation assumption?

Future home values are uncertain. Compare several scenarios, including 0%, so the decision is not dependent on one optimistic assumption.

Does this include selling costs or the opportunity cost of my down payment?

No. Those can materially affect a long-term rent-versus-buy comparison and should be considered separately.

Is the lower monthly option always the better choice?

No. Housing stability, flexibility, location, maintenance responsibility and your wider financial plan can matter as much as the monthly difference.

Estimated monthly ownership carrying cost—Mortgage plus the recurring ownership costs entered.

Compare the monthly trade-off and the multi-year ownership path

A useful rent-versus-buy comparison should not reduce the decision to one monthly payment. This calculator shows current cash flow alongside the modeled mortgage balance, possible home value and owner equity over the time horizon you select. The appreciation rate is your assumption—not a prediction.

Next planning step

If buying is still attractive, test the full household budget.

Use your after-tax income and real household expenses to see whether the ownership scenario fits comfortably month to month.

Common rent vs buy questions

Quick answers before you send your scenario.

How much do transaction costs matter if I may move again soon?

They can matter materially. Buying and later selling can involve land transfer tax, legal costs, commissions and other property-specific expenses that are not automatically modeled here.

Does rent paid build equity?

No ownership equity is created by rent payments, but renters can retain cash that would otherwise be used for a down payment, closing costs and ownership expenses. This calculator does not model investment returns on that retained cash.

How should I model maintenance?

Use a monthly reserve that reflects the type, age and condition of the home you are considering. Actual repairs are uneven and can be much larger in a particular year.

Should I assume home prices will always rise?

No. Appreciation can be positive, flat or negative over a chosen period. Stress-test the result with multiple assumptions rather than relying on one forecast.

What if I am comparing a condo with renting?

Include the condo fee and realistic utilities/insurance. Also review the status certificate, reserve fund and building-specific risks before treating the entered fee as the full condo risk.

Is this calculator telling me whether I should rent or buy?

No. It organizes selected financial assumptions. The final decision also depends on flexibility, expected tenure, location, property quality, financing and your personal goals.
