Mortgage default insurance is generally relevant to high-ratio purchases with less than 20% down, subject to property, borrower, lender and insurer rules. This website uses the current CMHC homeowner/Home Start premium schedules only as an estimate model for owner-occupied purchase planning; the actual insurer may be CMHC or a private mortgage insurer. Ontario tax on the estimated premium is shown separately because CMHC states provincial sales tax cannot be added to the insured loan. For 3–4 unit properties and other non-standard scenarios, different minimum-equity or underwriting rules may apply. Confirm the exact premium, insurer, eligibility and cash required at closing with your lender or mortgage broker.
