Ontario land transfer tax refund
Qualifying first-time purchasers can receive an Ontario Land Transfer Tax refund of up to $4,000. Ontario states that a purchaser must be at least 18, occupy the home as a principal residence within nine months, and cannot have previously owned an eligible home or an interest in one anywhere in the world. Spouse ownership history can affect eligibility.
Toronto first-time homebuyer rebate
For a qualifying purchase inside Toronto, a municipal first-time buyer rebate may also be available. The maximum Toronto rebate is $4,475. This is separate from the Ontario refund because Toronto has its own municipal land transfer tax.
FHSA and Home Buyers’ Plan
The federal First Home Savings Account (FHSA) can provide $8,000 of participation room in the year you open your first FHSA, subject to the program’s rules and lifetime limits. The Home Buyers’ Plan can also be relevant to eligible buyers using RRSP funds.
